Earlier investor updates aimed for the first quarter of 2027. Wynn disclosed a modest delay in May 2026 and said it would quantify it later, then the August release supplied the detail by moving current guidance to September 2027.

How firm is September?

A results release is stronger evidence than a property listing or travel blog, yet it remains forward-looking guidance while the resort is being fitted out. Check the official resort website and Wynn investor releases again before paying for a non-refundable trip.

Why November and December remain separate

A Wynn project story places the 70-floor ceremony on 25 November 2025, while later corporate updates place structural concrete completion in December 2025. This timeline keeps November for the site ceremony and December for the later construction record instead of combining them under one date.

Construction status through August 2026

Tower and facade progress

In its 2 February 2026 release, Wynn said structural concrete had reached the roof of level 71 and that 21,852 of 26,471 facade panels were fitted, or 83%. The guest website calls the tower 70 floors, so both descriptions are retained without deriving a new floor count. Wynn has also reported different interim heights, while the published target remains 352 metres above sea level after the spire is installed.

Interior work and low-rise buildings

Elevators and escalators were being installed, with mechanical, electrical and finishing work progressing through the guest inventory. Concrete and structural steel work on the low-rise buildings had reached 99%, but that percentage does not show whether those spaces are ready for guests.

Wynn Bridge

The planned 548-metre Wynn Bridge will connect the resort through Wynn Boulevard with the E311 and E611 roads. On 2 February 2026 it was 48% complete, piling had finished and nine of ten bridge column pile caps were in place; the target then was completion by late 2026.

What the August material adds

Wynn's August results said construction was advancing rapidly, while the second quarter presentation showed extensive interior work on 15 July 2026. Neither publication supplied a newer facade or bridge percentage, so the February figures remain dated rather than being replaced by an estimate.

Wynn's 2025 annual report, filed in March 2026, gives the gaming area as 225,000 sq ft. That is about 20,900 sqm, and this guide uses it because it is the latest figure in a direct corporate filing.

The older 18,500 sqm estimate

Older property and news reports, including current search results, often quote an approximate 18,500 sqm gaming floor. Wynn has not published a reconciliation showing that the two figures describe separate spaces, so 18,500 sqm remains an older estimate rather than an addition to the newer figure.

What this measurement cannot tell you

The floor area does not identify the table or slot count, the game mix, or the division between general and private rooms. Wynn had published none of those details by 10 August 2026, so a precise inventory requires a newer operator source.

Rooms, suites and other guest accommodation

The 1,530-unit accommodation breakdown

Wynn's February construction update said all 1,530 accommodation units had reached structural completion, although interior fit-out continued. The categories below include the apartments, townhomes and estates within the total, avoiding double counting.

What Enclave means

Enclave is Wynn's hotel-within-a-hotel concept on the upper floors, with a dedicated entrance, arrival area and lifts. It focuses on suite accommodation and separate service, while rates, packages and the reservation opening date remain unannounced.

Why older pages use 1,542 rooms

Older Wynn releases used the 1,542 figure, which competitors still repeat. The February 2026 construction release and current resort material provide a category breakdown totalling 1,530, the figure used here.

Restaurants, theatre, retail and art

Twenty-two food and drink venues

The resort website lists plans for 22 restaurants, bars and lounges, along with a daytime beach club for guests and visitors. Wynn has identified an Alain Ducasse French-American steakhouse and a second Delilah supper club, but restaurant bookings were not open at this update.

The Showroom and Punchdrunk

Wynn announced an original Punchdrunk production on 29 June 2026 for the resort's opening programme. When booking begins, guests are expected to choose a seated performance upstairs or a roaming immersive route downstairs and backstage, although dates and prices remain unreleased.

Retail and the art collection

The plans include a naturally lit luxury shopping parterre, but Wynn has not issued the complete shop list. Art will appear in public areas and guest rooms, with announced highlights such as Jeff Koons' 11-metre Tulips and historic and contemporary works by regional and international artists.

Beach, pools, spa and marina

Facilities by the water

Plans include 420 metres of private white-sand beach and a deep-water marina intended for large yachts. A daytime beach club is also planned, though the resort has not published day-pass or non-guest access rules.

Pools and wellbeing

Wynn lists 12 pools with cabanas and landscaped surroundings, plus a five-star spa, salon and fitness centre. Treatment prices, opening hours and pool admission conditions are still unavailable, so they cannot yet form part of a reliable visit budget.

The official amenities list pairs a kids' club with outdoor recreation, indicating that the non-gaming parts of the resort are also aimed at families. Ages, fees and supervision arrangements have not been released, so childcare planning must wait for the guest policy.

A 7,708 sqm events centre

Coral Court is the venue for resort events and celebrations, covering a published 7,708 sqm. Its plan includes six reconfigurable meeting rooms, separate salons for brides and grooms, and private prayer rooms for men and women.

A Grand Ballroom without columns

The column-free Grand Ballroom covers 2,633 sqm and looks over the marina. The area helps organisers compare venues, but it does not establish capacity because tables, stages, aisles and production equipment change the seating plan.

What Wynn Bridge changes

The 548-metre bridge is intended to give the resort a more direct road connection, but the latest detailed release still treated it as a construction project. Wait for Wynn to announce completion or for a current mapping service to show the route before assuming it is open.

Once bookings open, confirm the drop-off point because the hotel, events centre and marina may have separate entrances. Leave contingency time and do not pay for a transfer unless it appears in a written reservation confirmation.

The GCGRA licensee register places Island 3 AMI FZ-LLC, trading as Wynn Al Marjan, in the land-based gaming facilities category. On 4 October 2024, Wynn announced that this project entity had received the UAE's first commercial gaming facility operator licence.

What that licence means

The register shows that the named entity holds a GCGRA licence for this land-based facility. It lists The Game LLC separately as the UAE Lottery operator, keeping lottery products and land-based facilities in distinct licence categories. Checks still needed before opening

Before players are welcomed, Wynn needs to publish the gaming floor's final age, identity, admission, responsible gaming and complaints arrangements. Until those terms are released, rules from other Wynn properties should not be treated as applying here.
